Aldar and Dubai Holding have expanded their landmark joint venture with the addition of two strategic land plots in Dubai, paving the way for nearly 14,000 new homes and developments valued at more than AED38 billion.
The expansion builds on the partnership launched in 2023 and marks a major step in Aldar’s growing presence in Dubai, following the successful debut of communities such as Haven, Athlon, and The Wilds. For Dubai Holding, the move supports its strategy to unlock value from its land bank while delivering large-scale, master-planned communities aligned with Dubai’s long-term urban vision.
One of the newly added plots is located along Dubai’s eastern growth corridor opposite Nad Al Sheba. Spanning about 4 million square metres, the site will host an active, family-focused community with apartments, townhouses, and villas. The project is scheduled for launch in 2026.
The second plot sits on Palm Jebel Ali and will be developed as an ultra-luxury waterfront destination featuring branded and non-branded residences. Covering nearly 250,000 square metres of gross floor area, the project will offer direct beach access and is expected to launch for sale in 2027.
Aldar will oversee the full development cycle of both projects, including design, sales, delivery, and ongoing management.
The latest expansion brings Aldar’s Dubai development pipeline to more than 2.3 million square metres of new gross floor area. Since the partnership’s inception, the joint venture has recorded AED21.5 billion in sales, underlining strong investor confidence and sustained demand in Dubai’s real estate market.
Both companies say the collaboration supports the Dubai 2040 Urban Master Plan and reinforces the emirate’s position as a global hub for living, investment, and opportunity.
