Dubai Land Department Introduces Freehold Conversion for Sheikh Zayed Road and Al Jaddaf Areas

Dubai Land Department (DLD) has announced that private property owners in the Sheikh Zayed Road area (from the Trade Centre Roundabout to the Water Canal) and Al Jaddaf can now convert their ownership to freehold, opening it to all nationalities.

A total of 457 plots—128 along Sheikh Zayed Road and 329 in Al Jaddaf—are eligible for conversion. This landmark initiative aims to boost property values, attract new investments, and enhance the economic appeal of these prime locations.

Marwan Ahmed bin Ghalita, Director-General of DLD, emphasized the initiative’s transformative impact on Dubai’s real estate sector.

"This move reinforces Dubai’s position as a global economic hub and aligns with the Dubai Real Estate Strategy 2033, which aims to increase real estate transactions by 70%, raise the market value to AED 1 trillion, and grow real estate portfolios to AED 20 billion,"

he said.

Property owners can verify their eligibility through the Dubai REST smart app and must submit an application to DLD for land assessment and valuation. The process involves a conversion fee of 30% of the property’s valuation based on Gross Floor Area. Upon completion, owners will receive a freehold title deed.

This initiative is set to drive long-term investments and unlock development opportunities in Sheikh Zayed Road and Al Jaddaf, further solidifying Dubai’s global real estate appeal.
