Dubai Municipality Warns Consultancy Offices Over Inflated Villa Designs

Dubai Municipality has issued warnings to several engineering consultancy offices after uncovering exaggerated structural designs for citizens’ villas that violated the Dubai Building Code and drove up construction costs without technical justification.

The authority said the violations undermine efforts to regulate the construction sector and add unnecessary financial burdens on property owners. The move follows earlier circulars requiring all consultancy offices in Dubai to strictly adhere to approved engineering standards.

Eng. Maryam Al Muhairi, CEO of the Buildings Regulation and Permits Agency, stressed that compliance with the Dubai Building Code is both a professional duty and an ethical obligation. She noted that the code is designed to balance quality and cost, ensuring efficiency while avoiding excessive use of materials such as steel.

Dubai Municipality confirmed that repeated violations could affect an office’s annual evaluation and trigger disciplinary action under existing laws. Earlier this year, two firms were suspended for six months after similar breaches.

By tightening oversight, the Municipality said it aims to safeguard property owners, promote sustainable practices, and reinforce Dubai’s standing as a competitive and efficient hub for construction and urban development.
