Dubai South Properties has awarded a AED 2 billion construction contract to Mohammed Abdulmohsin Al Kharafi & Sons LLC for the development of multiple phases of HAYAT, a large-scale luxury community set to reshape residential living in Dubai South.
Spanning 10 million square feet, HAYAT is strategically located near Al Maktoum International Airport and is designed as an integrated, wellness-focused community. The master plan aims to deliver a balanced lifestyle through thoughtfully designed spaces and a wide range of lifestyle amenities.
The project will feature around 2,500 residential units, including townhouses, villas, mansions, apartments, and hotel apartments. Homes will range from one to five bedrooms, with a focus on minimalist architecture that prioritises privacy, flexibility, and modern living.
Residents will have access to landscaped parks, shaded walking trails, fitness facilities, pools, and family recreation areas. Retail offerings will include a community mall and a retail boulevard with shops, cafés, and essential services. The development will also incorporate lagoons and a scenic lake to enhance the overall living environment.
HAYAT’s location ensures seamless connectivity to key infrastructure, including Sheikh Mohammed bin Zayed Road, Emirates Road, and major economic hubs such as Jebel Ali Free Zone. Construction is scheduled to begin in the second quarter of 2026, with initial phases expected to be completed by 2028.
According to Nabil Al Kindi, the project has already seen strong demand since its launch in 2025, driven by its wellness-driven concept and strategic positioning. The development aligns with Dubai’s long-term growth strategies, including the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda D33.
