Meraas, part of Dubai Holding Real Estate, has handed GCC Contracting a contract worth close to 1 billion UAE dirhams ($272.29 million) to build 272 new villas and townhouses as part of Phase 7 of the Nad Al Sheba Gardens gated community.
The scope of work covers 130 villas and 142 three-bedroom townhouses, along with pool houses and the utilities and infrastructure needed to support the new homes, according to a statement from the developer.
Work has already begun on site. The project is expected to be completed in the second quarter of 2028.
Nad Al Sheba Gardens has become one of Meraas' flagship residential developments, drawing steady demand as Dubai's villa and townhouse market continues to expand. The addition of Phase 7 signals continued momentum for the community and reflects the sustained appetite for low-rise family housing in the emirate.
The contract award also underscores the scale of activity in Dubai's construction sector, where major developers continue to roll out new residential phases to meet demand from both end users and investors. With completion targeted for Q2 2028, the project adds another substantial supply pipeline to the city's real estate landscape in the coming years.
