Meraas Unveils Expanded Masterplan for Dubai Design District

Meraas has announced an expanded residential masterplan for Dubai Design District, positioning the area as a creative-led waterfront neighbourhood designed for global talent to live, work, and innovate.

Developed by Meraas, part of Dubai Holding Real Estate, the enhanced masterplan spans 18 million square feet and is located between Downtown Dubai and Dubai Creek. It introduces canal-front living, cultural quarters, public green spaces, and walkable urban streets to create a fully integrated community aligned with the Dubai Economic Agenda D33.

The development blends residential, cultural, retail, and hospitality offerings, responding to strong market demand for design-led, well-connected waterfront communities. Interest from local and international buyers has increased following the successful performance of recent residential launches in the district.

A central feature of the masterplan is the Design Line, a fully shaded, pedestrian-first spine connecting the district through public art, creative installations, community spaces, and landscaped green corridors. The aim is to support human-centric, walkable living while reinforcing d3’s design-focused identity.

Sustainability is a key priority, with the community targeting LEED Silver certification. Plans include sustainable mobility solutions, energy-efficient design, enhanced connectivity, and visual links to Dubai Creek and the Ras Al Khor Wildlife Sanctuary.

The neighbourhood will be defined by five distinct areas, including a canal-front residential and hospitality zone, an urban core with curated retail and dining, a cultural hub centred around performance venues, a wellness-focused residential area, and a creative quarter featuring galleries, studios, and loft-style spaces.

Khalid Al Malik, Chief Executive Officer of Dubai Holding Real Estate, said the expansion supports Dubai’s ambition to be a global centre for design, innovation, and long-term investment. Recent demand, including the sell-out of Atelis and the launch of The Edit, highlights growing momentum around the district’s evolving vision.
