With these promised developments, many are jumping on the Dubai South wagon and looking for properties and houses in the area.

However, if you're considering making the move to Dubai South, there are still a number of factors to consider. Here are the pros and cons of living in Dubai South!

About Dubai South

The development of the Dubai South area began in 2006 under the name "The Center of Tomorrow" and was officially renamed in 2015. This area spans over 145 square kilometers and is designed to be a self-sustaining city with a range of facilities, including residential, commercial, and leisure. The city is being developed with a keen focus on providing sustainable living and is set to become a major hub for businesses, logistics, and aviation. The Dubai South area is also equipped with world-class infrastructure, including an international airport, a logistics district, and an aviation district, all of which support the growth of businesses and industries in the region.

The neighborhood consists of 6 different districts, all of which are designed to create a vibrant and diverse community. Each district offers a unique blend of residential, commercial, and recreational spaces to cater to the needs of its residents.

Aviation District

The Aviation District is located right next to Al Maktoum International Airport and is a hub for aviation-related businesses and services. It offers convenient access to the airport for travelers and industry professionals alike.

Golf District

The Golf District is part of Emaar South, which covers over 53,000 sqm of the area and offers almost two dozen thousand residential properties. The district is home to an 18-hole championship golf course, as well as various golf villas like Expo Golf Villas, Golf Links, and Urbana.

Residential District

The Residential District, also called the Dubai South Residential City, is definitely one of the main attractions of the neighborhood. The Residential District is built as a mini-city featuring mixed-use properties. Not only will the district feature countless luxurious properties like townhouses and apartments, but there will also be some leisure amenities, dining spots, and medical facilities.

Commercial District

The Commercial District is one of the most anticipated areas of the neighborhood. The area will feature all the retail and shopping places your heart desires, from shopping malls to retail parks. Not only that, but the area is also perfect for SMEs (small and medium-sized enterprises) to set up shop and thrive in a bustling commercial environment. With a diverse range of businesses and foot traffic, the Commercial District offers ample opportunities for growth and success for entrepreneurs looking to establish their presence in the neighborhood.

Logistics District

The Logistics District takes up most of the space in Dubai South, right after the airport. This district is not only a perfect place for businesses to expand or establish their work, but it also contains a business park and a free zone, providing various opportunities for growth and development. With its strategic location next to highways and roads and state-of-the-art facilities, the Logistics District in Dubai South is an ideal hub for companies looking to thrive in a dynamic business environment.

Al Maktoum International Airport

Al Maktoum Airport is set to become the world's biggest airport, projected to accommodate over 160 million passengers by 2030. Currently, the airport is still undergoing a major expansion to increase its capacity and facilities, but it still takes up over 75 sqkm of the Dubai South area. Once completed, it will serve as a major hub for international travel and further boost Dubai's status as a global aviation hub.

What's Around

It's not hard to see why Dubai South is becoming a thriving neighborhood in the city. The area boasts countless different entertainment venues, all of which are a short drive away.

Expo City

Expo City is an attraction that needs no introduction. Just a 15 minute drive away from Dubai South, Expo City offers a unique experience with its innovative architecture and world-class amenities. With a variety of entertainment options, dining experiences, and shopping opportunities, Expo City is a must-visit destination for tourists and locals alike.

Ibn Battuta Mall

Located just a short drive away from Dubai South, Ibn Battuta Mall is the world's largest themed mall. Named after the explorer, the mall is divided into different parts that are themed like the explorer's journeys. Whether you want to discover Egypt, Persia, or India, you can do that all under one roof at Ibn Battuta Mall.

Dubai Parks & Resorts

Dubai Parks &Resorts is the largest theme park destination in the Middle East, featuring over 100 rides and attractions across three theme parks. The destination also includes a water park, a retail and dining district, and a Polynesian-themed family resort. Located only 20 minutes away from the Dubai South neighborhood, Dubai Parks & Resorts is a one-stop destination for a fun day out!

The Dubai South area is easily one of the most promising projects in the city's recent development history, meaning that it has a handful of advantages.

Growth Potential

With its strategic location near Al Maktoum International Airport and Expo City, it's obvious that the neighborhood is going to be booming with growth and economic activity in the coming years.

Wide Range of Properties

Dubai South is a large, mixed-use neighborhood divided into several districts that has a wide range of residential properties including apartments, villas, and townhouses. The community offers a variety of rental options ranging from studios, 1-bedroom, 2-bedroom, and 3-bedroom apartments to standalone townhouses and villas. Moreover, Dubai South has several commercial towers, hotels, and warehouses.

Ease of Transportation

Commuting to other parts of Dubai won’t be a concern when living in Dubai; the neighborhood is highly sought after for this reason. Located near Route 2020, living in Dubai South makes commuting much easier for residents. The upcoming expansion of the Dubai Metro network to Dubai South will further enhance the connection between Nakheel Harbour & Tower station and Redline Metro.

The area's excellent location allows residents and professionals to quickly access Sheikh Mohammed Bin Zayed Road and the Dubai Investment Park via three major roads, as well as Emirates Road and Sheikh Zayed Road (E11).

If you own a car, parking won't be an issue either, as most apartment buildings have covered or underground parking, and townhouses and villas have at least two parking spots.

Facilities and Amenities

The neighborhood boasts several parks, shopping centers, and entertainment venues that are sure to attract both residents and visitors. It offers a wide range of amenities for a convenient lifestyle, most of which are available within a 10-minute drive, regardless of your property type.

Another positive feature of renting in Dubai South is that it is a pet-friendly community, making it an excellent choice for pet owners. Residents can also find excellent schools, nurseries, hospitals, and clinics nearby.

Of course, nothing is perfect. Like any other place, Dubai South also has its downsides. Along with all the advantages of living in the neighborhood, there are some cons.

Ongoing Construction

Given that it's still a relatively new area with big goals, there's bound to be a bunch of construction. This, of course, can be very bothersome to anybody living in the area, especially if they live close by to the upcoming areas.

Luckily, the city of Dubai has enforced several rules to regulate construction noise and hours of operation to minimize disruption to residents. According to the Dubai Municipality, the sound of construction should not exceed 55 decibels, which is approximately the same volume as an air conditioner.

Access to all the major roads also has its disadvantages. Being connected to all these roads means that there's going to be some inevitable traffic congestion.

Additionally, Dubai South is next to some pretty big names in the Dubai tourism industry. From Expo City to Dubai Parks & Resorts, the area is bustling with activities and is sure to attract millions of people throughout the year.
