Districts

The neighborhood consists of 6 different districts, all of which are designed to create a vibrant and diverse community. Each district offers a unique blend of residential, commercial, and recreational spaces to cater to the needs of its residents.

Aviation District

The Aviation District is located right next to Al Maktoum International Airport and is a hub for aviation-related businesses and services. It offers convenient access to the airport for travelers and industry professionals alike.

Golf District

With its strategic location near Al Maktoum International Airport and Expo City, it's obvious that the neighborhood is going to be booming with growth and economic activity in the coming years.

Wide Range of Properties

Dubai South is a large, mixed-use neighborhood divided into several districts that has a wide range of residential properties including apartments, villas, and townhouses. The community offers a variety of rental options ranging from studios, 1-bedroom, 2-bedroom, and 3-bedroom apartments to standalone townhouses and villas. Moreover, Dubai South has several commercial towers, hotels, and warehouses.

Ease of Transportation

Commuting to other parts of Dubai won’t be a concern when living in Dubai; the neighborhood is highly sought after for this reason. Located near Route 2020, living in Dubai South makes commuting much easier for residents. The upcoming expansion of the Dubai Metro network to Dubai South will further enhance the connection between Nakheel Harbour & Tower station and Redline Metro.

The area's excellent location allows residents and professionals to quickly access Sheikh Mohammed Bin Zayed Road and the Dubai Investment Park via three major roads, as well as Emirates Road and Sheikh Zayed Road (E11).

If you own a car, parking won't be an issue either, as most apartment buildings have covered or underground parking, and townhouses and villas have at least two parking spots.

Ongoing Construction

Given that it's still a relatively new area with big goals, there's bound to be a bunch of construction. This, of course, can be very bothersome to anybody living in the area, especially if they live close by to the upcoming areas.

Luckily, the city of Dubai has enforced several rules to regulate construction noise and hours of operation to minimize disruption to residents. According to the Dubai Municipality, the sound of construction should not exceed 55 decibels, which is approximately the same volume as an air conditioner.

Traffic

Access to all the major roads also has its disadvantages. Being connected to all these roads means that there's going to be some inevitable traffic congestion.

Additionally, Dubai South is next to some pretty big names in the Dubai tourism industry. From Expo City to Dubai Parks & Resorts, the area is bustling with activities and is sure to attract millions of people throughout the year.
