Dubai Maritime City has inaugurated Maritime Business Centre 2, a premium AED 160 million commercial tower that significantly expands Grade A office capacity within the emirate's maritime and trade ecosystem.
The 125-unit tower, located in the Commercial District of Dubai Maritime City, was delivered in 20 months and achieved 78% occupancy before its official opening, signalling robust demand for high-specification office space in strategically connected business districts.
The development offers two office formats: plug-and-play units for immediate occupancy and shell-and-core spaces that allow tenants to customise layouts to suit their operational and branding requirements. Units range from 40 to 980 square metres, with waterfront views throughout.
Beyond office space, the tower features a dedicated wellness floor with a gym and recreational areas, retail and F&B outlets, and 480 parking bays with designated spaces for electric and hybrid vehicles and People of Determination. Smart building systems have also been integrated to reduce energy consumption.
Dubai Maritime City's own headquarters and Jafza's licensing department have relocated to the new tower, anchoring it as a central hub for maritime business operations and client services within the district.
Ahmed Al Hammadi, COO of Dubai Maritime City, said the strong pre-leasing figures reflect continued investor and business confidence in the precinct as a strategic destination for maritime and trade-related enterprises. He added that expanding premium commercial capacity supports companies seeking proximity to ports, ship repair facilities and regional logistics networks.
The inauguration was attended by senior officials including Abdulla Bin Damithan, Chairman of the Ports, Customs and Free Zone Corporation, and Abdulla Al Hashmi, Global COO of Parks and Economic Zones at DP World.
